The Challenge

Take advantage of the land’s excellent buildability rights by finding the most effective way to utilize its potential 288,326 square meters of industrial space. Boost the land’s value as a logistics property by obtaining licensing to build a road to connect it to a major highway and improve its accessibility to large trucks.

The Approach

Build a sustainable, energy-efficient, and flexible logistics property geared towards last mile delivery and cross docking, two services for which there is an enormous demand. Focus on creating an environment that serves as a catalyst, boosting productivity and efficiency while also attracting and retaining quality employees.

The Outcome

Increased the land’s value as a logistics estate by improving the access road to facilitate the entrance of large trucks. Maximized use through multi-level warehouses, locating potentially disruptive operation elements away from residential areas. Implemented green spaces to improve employee experience and help buffer the city from high-traffic areas.

The
Asset
A large and promising industrial plot in the south of Madrid that is currently poorly connected to the highly-transited A-42 highway, a nearby transporta- tion route that runs along a 500 meter stretch of the asset.

Located 8 kilometers from Madrid’s city center, which is easily accessible via public transportation, both metro and Cercanias, as well as the A-42 and M-45 highways. Wonderful urban access along its eastern front to Paseo de los Ferroviarios.

The Asset Size

144,000 square meters of land with buildability rights of up to 288,326 square meters of industrial space.
